Insurance:  Woodbrook Townhouses Owners’ Association has a “studs out” insurance policy.  To help all owners with their personal insurance policy options, please see the attached documents:

1) The Board Resolution concerning the definition of Common Elements for purposes of insurance

2) Pages 4-9 in the Amended and Restated Covenants

3) Woodbrook TOA’s Declaration of Insurance from State Farm effective July 1, 2025 through July 1, 2026.

4) Letter from State Farm concerning what each owner’s insurance should cover

At the time that owners voted in favor of amending the Covenants changing the insurance language to a studs-out instead of a studs-in policy, the Board created a fact sheet for reference.  Please view the fact sheet here.

Exterior Improvement Requests: If you are planning any improvements to the exterior of your unit or grounds, you must fill out an Architectural Committee Approval Request Form.  Please submit the form to woodbrookowners.com with “Attention: Architectural Committee” written in the subject line.  The Architectural Committee will meet with the owner(s) to review the request.  At the time of the review, the request will be approved, approved with modifications, or denied.
