We first want to remind all new potential buyers that there is a rental cap on Woodbrook units that is strictly enforced. 18 of the 71 units (25%) are allowed to be rentals at one time. Few exceptions are made, so please don’t purchase a unit thinking you can make it a rental any time you wish. [Also, please be cautious about real estate agents that claim these rules are not enforced, because the Board makes every effort to ensure that the Policies of Woodbrook are followed.] The rental policy can be found in the attached PDF, which is part of the Protective Covenants filed with the Gallatin County Clerk and Recorders Office and are legally enforceable. The HOA takes the rental policy very seriously in order to protect the quality of living that owners have come to expect at Woodbrook. All owners must comply with the Use and Leasing Policy and all other Protective Covenants of the Association.
